Sale Price, Marketing Time, and Limited Service Listings: The Influence of Home Value and Market Conditions

Local markets for real estate brokerage services typically exhibit fairly strict pricing. Increased popularity of limited service brokerages provides an opportunity to study any loss in utility by sellers using these firms. Anecdotal evidence suggests that sellers experience a decreased selling price or an increased marketing time when utilizing limited service brokers, but there has been little prior empirical work. This study finds that limited service listings sell for significantly more and spend significantly less time on the market than traditional listings. The price and marketing time impacts vary by home value and local market conditions.

To determine the best configuration from all candidate configurations, it was necessary first to calculate minimum system weights and performance. To optimize the design, it is necessary to vary configuration-specific variables such as total system weight, thrust-to-weight ratios, burn durations, total thrust available, and mass fraction for the system. Optimizing each of these variables at the same time is technically unfeasible and not necessarily mathematically possible. However, discrete sets of data can be generated which will eliminate many candidate configurations. From the most promising remaining designs, a final configuration can be selected. Included are the three most important designs considered: one which closely approximates the design criteria set forth in a Marshall Space Flight Center study of the Shuttle 2; the configuration used in the initial proposal; and the final configuration. Space Shuttle 2 Advanced Space Transportation System. Volume 1: Executive Summary

An investigation into the feasibility of establishing a second generation space transportation system is summarized. Incorporating successful systems from the Space Shuttle and technological advances made since its conception, the second generation shuttle was designed to be a lower-cost, reliable system which would guarantee access to space well into the next century. A fully reusable, all-liquid propellant booster/orbiter combination using parallel burn was selected as the base configuration. Vehicle characteristics were determined from NASA ground rules and optimization evaluations. The launch profile was constructed from particulars of the vehicle design and known orbital requirements. A stability and control analysis was performed for the landing phase of the orbiter's flight. Finally, a preliminary safety analysis was performed to indicate possible failure modes and consequences

Time Management Strategies for Research Productivity

Researchers function in a complex environment and carry multiple role responsibilities. This environment is prone to various distractions that can derail productivity and decrease efficiency. Effective time management allows researchers to maintain focus on their work, contributing to research productivity. Thus, improving time management skills is essential to developing and sustaining a successful program of research. This article presents time management strategies addressing behaviors surrounding time assessment, planning, and monitoring. Herein, the Western Journal of Nursing Research editorial board recommends strategies to enhance time management, including setting realistic goals, prioritizing, and optimizing planning. Involving a team, problem-solving barriers, and early management of potential distractions can facilitate maintaining focus on a research program. Continually evaluating the effectiveness of time management strategies allows researchers to identify areas of improvement and recognize progress

The purpose of this Editorial Board Special Article is to provide PhD students and advisors with suggestions for making the most of their doctoral experience. Editorial Board members provide their individual insights on the skills and attributes students must acquire during the course of their doctoral education in order to succeed. The authors provide practical tips and advice on how to excel in a PhD program, including how to select an advisor and a dissertation committee, the importance of attending conferences to increase visibility and develop a network of colleagues, presenting and publishing research while still a student, and balancing work and personal life. The Uptown Housing and Land Use Study

In the Fall of 2000, State Representative Larry McKeon, at the urging of local community groups and residents, commissioned Loyola University Chicago’s Center for Urban Research and Learning (CURL) to provide an analysis of relevant data regarding housing and land use in the Uptown community. A Local Advisory Council (LAC) was created to review, evaluate, and advise the project staff as they collected and analyzed data sets. For the past two years, researchers at CURL have worked with Organization of the NorthEast (ONE), Representative McKeon, and the LAC to collect and analyze data from a variety of sources. The goal of this report is to provide to all stakeholders and parties engaged in the Uptown community a comprehensive and accurate profile of Uptown and the changes that have been occurring within the community over the past decade, based on data collected from a wide range of reliable sources. The community, thus informed, will be better able to address the issues and concerns of all its residents

Normalizing Rejection

Getting turned down for grant funding or having a manuscript rejected is an uncomfortable but not unusual occurrence during the course of a nurse researcher’s professional life. Rejection can evoke an emotional response akin to the grieving process that can slow or even undermine productivity. Only by “normalizing” rejection, that is, by accepting it as an integral part of the scientific process, can researchers more quickly overcome negative emotions and instead use rejection to refine and advance their scientific programs. This article provides practical advice for coming to emotional terms with rejection and delineates methods for working constructively to address reviewer comments

Southwest Chicago Foreclosure Study

The Center for Urban Research and Learning at Loyola University Chicago was contacted by the Southwest Organization Project to conduct a research project in conjunction with them, their institutional member, Neighborhood Housing Services of Chicago Lawn and Gage Park, and the Greater Southwest Development Corporation. This project seeks to identify the principles causes of foreclosures in these neighborhoods; to identify areas within the communities with a higher concentration of foreclosure and relate this to demographic, socioeconomic characteristics and housing stock in those areas; and to identify approaches to dealing with foreclosure as an issues. This project seeks to identify where in these community areas foreclosures are most prevalent, and to determine what characteristics of these parts of the neighborhood (usually census tracts) make them more likely to experience high foreclosures. Furthermore, we want to examine the cause of mortgages going into foreclosure – namely whether specific types of loans more likely to result in foreclosures than others, whether specific actors (realtors, lenders, et. al.) connected to higher rates of foreclosure, and what types of borrowers are going into foreclosure. Finally, we seek to sample successful foreclosure prevention programs conducted by community-based organizations elsewhere to attempt to find some best practices that can be applied in Chicago Lawn and Gage Park
