Home Appreciation Participation Notes: A Solution to Housing Affordability and the Current Mortgage Crisis
This paper introduces Home Appreciation Participation Notes (HAPNs), an innovative new housing finance tool. Housing is a commodity providing two distinct utilities: shelter and investment. Traditionally, buyers have had to purchase both elements in tandom. HAPNs allow buyers to purchase these elements individually. Thus, buyers can focus on purchasing housing units that best fit their shelter needs, investing in housing appreciation to whatever extent is appropriate for the needs of their investment portfolio. HAPNs are different from previous financing tools in three key ways: there is no payment burden until ownership of the home is transferred, the risk of housing price declines is shifted to investors, and the final payoff is indexed to the appreciation rates of local housing prices. With these three features, HAPNs considerably improve the affordability of homeownership while reducing the risk of default and avoiding the moral hazard associated with shared appreciation instruments.
Stories as personal coaching philosophy
The importance of coaches developing and articulating a personal coaching philosophy which encapsulates their values and beliefs is widely recognised. Yet it is also acknowledged that many coaches resist what appears an abstract task or find it to be of limited use in their day-to-day practice. In this paper we explore the potential of an alternative approach to developing and articulating a personal coaching philosophy: storytelling. Following a discussion of the potential of stories, we present a story written by one coach which expresses her personal philosophy in a way that is firmly rooted in her coaching practice. Storytelling approaches, we suggest, can reveal the connections between abstract/general philosophy and the personal embodied experience of coaching. We reflect on the possibilities and problems of using stories as philosophy and offer some suggestions for how coaches may be supported in developing their coaching philosophy through storytelling
Dietary flavonoid intakes and CVD incidence in the Framingham Offspring Cohort
This study examines the relationship between long-term intake of six flavonoid classes and incidence of CVD and CHD, using a comprehensive flavonoid database and repeated measures of intake, while accounting for possible confounding by components of a healthy dietary pattern. Flavonoid intakes were assessed using a FFQ among the Framingham Offspring Cohort at baseline and three times during follow-up. Cox proportional hazards regression was used to characterise prospective associations between the natural logarithms of flavonoid intakes and CVD incidence using a time-dependent approach, in which intake data were updated at each examination to represent average intakes from previous examinations. Mean baseline age was 54 years, and 45 % of the population was male. Over an average 14·9 years of follow-up among 2880 participants, there were 518 CVD events and 261 CHD events. After multivariable adjustment, only flavonol intake was significantly associated with lower risk of CVD incidence (hazard ratios (HR) per 2·5-fold flavonol increase = 0·86, Ptrend = 0·05). Additional adjustment for total fruit and vegetable intake and overall diet quality attenuated this observation (HR = 0·89, Ptrend = 0·20 and HR = 0·92, Ptrend = 0·33, respectively). There were no significant associations between flavonoids and CHD incidence after multivariable adjustment. Our findings suggest that the observed association between flavonol intake and CVD risk may be a consequence of better overall diet. However, the strength of this non-significant association was also consistent with relative risks observed in previous meta-analyses, and therefore a modest benefit of flavonol intake on CVD risk cannot be ruled out
Making mentoring work: The need for rewiring epistemology
To help produce expert coaches at both participation and performance levels, a number of governing bodies have established coach mentoring systems. In light of the limited literature on coach mentoring, as well as the risks of superficial treatment by coach education systems, this paper therefore critically discusses the role of the mentor in coach development, the nature of the mentor-mentee relationship and, most specifically, how expertise in the mentee may best be developed. If mentors are to be effective in developing expert coaches then we consequently argue that a focus on personal epistemology is required. On this basis, we present a framework that conceptualizes mentee development on this level through a step by step progression, rather than unrealistic and unachievable leap toward expertise. Finally, we consider the resulting implications for practice and research with respect to one-on-one mentoring, communities of practice, and formal coach education
Models for Chronology Selection
In this paper, we derive an expression for the grand canonical partition
function for a fluid of hot, rotating massless scalar field particles in the
Einstein universe. We consider the number of states with a given energy as one
increases the angular momentum so that the fluid rotates with an increasing
angular velocity. We find that at the critical value when the velocity of the
particles furthest from the origin reaches the speed of light, the number of
states tends to zero. We illustrate how one can also interpret this partition
function as the effective action for a boosted scalar field configuration in
the product of three dimensional de Sitter space and . In this case, we
consider the number of states with a fixed linear momentum around the as
the particles are given more and more boost momentum. At the critical point
when the spacetime is about to develop closed timelike curves, the number of
states again tends to zero. Thus it seems that quantum mechanics naturally
enforces the chronology protection conjecture by superselecting the causality

The potential for dietary factors to prevent or treat osteoarthritis
Osteoarthritis (OA) is a degenerative joint disease for which there are no disease-modifying drugs. It is a leading cause of disability in the UK. Increasing age and obesity are both major risk factors for OA and the health and economic burden of this disease will increase in the future. Focusing on compounds from the habitual diet that may prevent the onset or slow the progression of OA is a strategy that has been under-investigated to date. An approach that relies on dietary modification is clearly attractive in terms of risk/benefit and more likely to be implementable at the population level. However, before undertaking a full clinical trial to examine potential efficacy, detailed molecular studies are required in order to optimise the design. This review focuses on potential dietary factors that may reduce the risk or progression of OA, including micronutrients, fatty acids, flavonoids and other phytochemicals. It therefore ignores data coming from classical inflammatory arthritides and nutraceuticals such as glucosamine and chondroitin. In conclusion, diet offers a route by which the health of the joint can be protected and OA incidence or progression decreased. In a chronic disease, with risk factors increasing in the population and with no pharmaceutical cure, an understanding of this will be crucial
Current definitions of “transdiagnostic” in treatment development: A search for consensus
Research in psychopathology has identified psychological processes that are relevant across a range of Diagnostic and Statistical Manual (DSM) mental disorders, and these efforts have begun to produce treatment principles and protocols that can be applied transdiagnostically. However, review of recent work suggests that there has been great variability in conceptions of the term “transdiagnostic” in the treatment development literature. Development and testing of impregnated La0.20Sr0.25Ca0.45TiO3 anode microstructures for solid oxide fuel cells
Funding: EPSRC project EP/M014304/1 “Tailoring of Microstructural Evolution in Impregnated SOFC Electrodes”, the University of St Andrews and HEXIS AG.The A-site deficient perovskite: La0.20Sr0.25Ca0.45TiO3 (LSCTA-) is a mixed ionic and electronic conductor (MIEC) which shows promising performance as a Solid Oxide Fuel Cell (SOFC) anode ‘backbone’ material, when impregnated with metallic and oxide-ion conducting electrocatalysts. Here, we present data on the complete ceramic processing and optimisation of the LSCTA- ‘backbone’ microstructure, in order to improve current distribution throughout the anode. Through control of ink rheology, screen printing parameters and sintering protocol an advantageous LSCTA- microstructural architecture was developed, exhibiting an ‘effective’ conductivity of 21 S cm-1. Incorporation of this LSCTA- anode microstructure into SOFC and impregnation with Ce0.80Gd0.20O1.9 and either Ni, Ru, Rh, Pt or Pd resulted in promising initial performances during fuel cell testing in a fuel stream of 97% H2:3% H2O. A Structure for Quasars
This paper proposes a simple, empirically derived, unifying structure for the
inner regions of quasars. This structure is constructed to explain the broad
absorption line (BAL) regions, the narrow `associated' ultraviolet and X-ray
warm absorbers (NALs); and is also found to explain the broad emission line
regions (BELR), and several scattering features, including a substantial
fraction of the broad X-ray Iron-K emission line, and the bi-conical extended
narrow emission line region (ENLR) structures seen on large kiloparsec scales
in Seyfert images. Small extensions of the model to allow luminosity dependent
changes in the structure may explain the UV and X-ray Baldwin effects and the
