Investors Willingness to Pay in Commercial Property
The research objective is to determine willingness to pay investors in property commercial. After that, to find the influence factors of legal, economic, physical, and environmental to willingness to pay investors. Population of this study is investors who desire or have purchased commercial property especially from middle economic class. This analysis uses binomial logistic regression method. The result showed that percentage of willingness to pay by investor is 2.1% - 15%. The results showed that factors of legal, economic, physical, and environmental significant influence to willingness to pay investors in commercial property. The indicators ROI (Return on Investment), building finishing quality, view, and accessibility showed significant partially influence to willingness to pay investors
MODEL NILAI PASAR APARTEMEN DAN KESEDIAAN MEMBAYAR VIEW APARTEMEN DI SURABAYA
Penelitian ini bertujuan untuk menguji pengaruh faktor fisik dan lokasi terhadap nilai apartemen serta kesediaan membayar konsumen pada view apartemen. Variabel yang digunakan adalah view dari apartemen, fasilitas umum, fisik, dan lokasi. Pengambilan sampel dilakukan pada pemilik apartemen dan konsumen yang berminat membeli apartemen di Surabaya. Metode yang digunakan adalah regresi berganda dengan dummy variabel. Hasil penelitian menunjukkan view taman, view golf, jumlah kamar, luas, akses ke pusat perbelanjaan, rumah sakit, sekolah, dan ke tempat kerja berpengaruh pada nilai apartemen. Konsumen juga menunjukkan willingness to pay pada view apartemen dengan tingkat persentase kesediaan pada view laut dan kota sebesar 2,1% hingga 4%, view taman, kolam renang, dan gunung sebesar 1,1% hingga 2%, view pertanian sebesar 4,1% hingga 6%, dan view golf sebesar 4,1% hingga 8%
Why do you become a Landlord?
The human population growth is not matched by the housing construction, so it makes the demand higher than the supply. It will increase the housing prices significantly. Some people with limited funds to buy a house will choose to rent a house for the first time. This creates opportunities for investors to gain profit from capital gain and income from renting out the house. This study intends to find out the factors taken into considerations for becoming a landlord. The data are collected by distributing questionnaires to owners who are renting out their houses (landlord) in Surabaya. The questionnaire obtained are from 113 respondents, then are processed using the factor analysis. The result of the factor analysis finds out that there are four financial factors to be considered by landlords, such as the inflow and outflow factors, investment factors, leasing fee and regulation factors, and interest in entrepreneurship factors. These three factors explain the beneficial for being a landlord, and one factor explains the loss. Therefore, becoming a landlord is more attractive
The Relationship between Demographic Factors and Financial Behavior on Credit Card Usage in Surabaya
This research aims to examine the relationship between demographic factors and financial behavior on credit card usage. There are five demographic factors that were used in this research, such as age, gender, education, income, and marital status. Financial behavior on credit card usage refers to the behavior that willing to get more debt and hold more credit card. The research design conducted through questionnaire. Chi-square and Cross Tabulation is used in this study. Respondents of this study are 105 credit card holders coming from Surabaya. The result of this research shows that the financial behavior on credit card usage is low. Furthermore, the education has significant relationship with financial behavior on credit card usage. However, age, gender, income, and marital status have no significant relationship with financial behavior on credit card usage
ANALYSIS OF LANDSCAPE ELEMENTS THAT AFFECT PROPERTY VALUE BASED ON THE PERCEPTION OF HOUSING RESIDENTS IN SURABAYA
This research is done to determine landscape elements that affect property value based on housing residents� perception in Surabaya residential areas. The landscape elements that used in this research are natural elements such as vegetation and soil; and man-made element such as garden statue, road pattern, road width and hierarchy, park and plant, artificial lake, and road equipment. Purposive sampling technique is used to represent respondents in the residential areas that provide landscape elements in East and West Surabaya. Data analysis technique uses validity and reliability test, analysis factor, binary logistic regression, and the average of variable test. The result shows that majority of the residents of East Surabaya and West Surabaya residential areas approved that landscape consist of park and plant, road width and hierarchies, and road pattern affect their residential property values. The residents are also willing to contribute about 7.4% of their house price to improve the appearance of the residential landscape
Pengaruh Faktor Demografi terhadap Perilaku Penggunaan Kartu Kredit
This study aimed to determine the effect of demographic factors on credit card USAge behavior. Demographic factors such as age, gender, income, education, marital status, according to some previous research has significant effect to credit card USAge behavior, both it is related with spending activity with credit cards and also the pattern of payments in pay off credit card bills. Sampling was conducted on people who live in Surabaya, which has a credit card either as primary and additional card holder. The data collection use questionnaires form, which is distributed to shopping center visitors in Surabaya. Descriptive analysis is used to decribe the demographic factors and credit card USAge behavior. SEM-PLS test conducted to examine the effect of demographic factors such as age, gender, income, education, marital status on credit card USAge behavior in Surabaya. The results showed demographic factors (age, income and marital status) significantly affect the credit card USAge behavior (in terms of pay off credit card bills) in Surabaya

Property was one of sectors that suffer very much during economic crisis. This caused the securities property price decrease on stock exchange. The objective of this research is to understand fundamental factors and systematic risk that influence securities price on property sector.
The sample method uses purposive sampling method. From thirty three companies, only thirteen companies are selected, because the financial statement from each company are complete since 1996-2001.
This research shows that only book value brings influence on the security price partially, but not the other variable
Expanding the repertoire of secretory peptides controlling root development with comparative genome analysis and functional assays
Plant genomes encode numerous small secretory peptides (SSPs) whose functions have yet to be explored. Based on structural features that characterize SSP families known to take part in postembryonic development, this comparative genome analysis resulted in the identification of genes coding for oligopeptides potentially involved in cell-to-cell communication. Because genome annotation based on short sequence homology is difficult, the criteria for the de novo identification and aggregation of conserved SSP sequences were first benchmarked across five reference plant species. The resulting gene families were then extended to 32 genome sequences, including major crops. The global phylogenetic pattern common to the functionally characterized SSP families suggests that their apparition and expansion coincide with that of the land plants. The SSP families can be searched online for members, sequences and consensus (http://bioinformatics.psb.ugent.be/webtools/PlantSSP/). Looking for putative regulators of root development, Arabidopsis thaliana SSP genes were further selected through transcriptome meta-analysis based on their expression at specific stages and in specific cell types in the course of the lateral root formation. As an additional indication that formerly uncharacterized SSPs may control development, this study showed that root growth and branching were altered by the application of synthetic peptides matching conserved SSP motifs, sometimes in very specific ways. The strategy used in the study, combining comparative genomics, transcriptome meta-analysis and peptide functional assays in planta, pinpoints factors potentially involved in non-cell-autonomous regulatory mechanisms. A similar approach can be implemented in different species for the study of a wide range of developmental programmes
The Rational and Irrational Factors Underlying Property Buying Behavior
Property buying behavior is part of the development of financial behavior. This research will be focused on the buyers perspectives on residential and commercial properties in Bali Island of Indonesia. Rational and irrational factors are the factors underlying the property buying process. The Physical, Location, Environment, Finance factors were part of the rational; while Psychological (over-confidence, conservatism bias, information and familiarity, herd behavior, mental accounting, and loss aversion), Emotion, Intuitional, Socialization, Evaluation were the irrational part. The purpose of this study was, first, to determine the factors that distinguish buyers behavior toward purchasing a property; second, to determine the factors that distinguish buyers behavior between buyers intending to live in compared to those seeking to invest. The study sample consisted of individuals who are prospective buyers and those who have bought property in Bali. Data were analyzed using Discriminant Analysis. The results showed that only financial factor that had significant impact on buyer decisions. Furthermore, this study also showed that there were significant differences in factors between buyers intending to live in compared to those seeking to invest.
