    Impact of quality-led design on real estate value: a spatiotemporal analysis of city centre apartments

    This paper estimates the impact of quality design attributes on real estate value through empirical investigation of the owner-occupied multifamily residential sector. The methodological design is based on spatiotemporal modelling using a unique data-set of 424 Belfast City Centre apartments sold during the period 2000–2008. The key findings indicate that urban scale aspects of quality such as connectivity and vitality associated with building density add to real estate value. At the building level, quality features highly valued by home buyers are namely appropriateness of material quality, fenestration and massing to the surroundings. These key criteria are considered to have a significant visual perception compared to more complex concepts such as identity, material choice and overall condition. The contribution to knowledge involves extending the hedonic model to incorporate a wider selection of design quality variables; and improving estimation through the use of spatiotemporal modelling.</p

    A location value response surface model for mass appraising: An “iterative” location adjustment factor in Bari, Italy

    The work is focused on a new model of mass appraising including location variable. A location adjustment factor derived from a mathematical iteration was compared to the location adjustment factor based on geostatistical techniques. The work compares three different linear MRA models. The first one uses the location blind linear MRA. The second integrates the linear MRA with a location adjustment factor calculated using spatial interpolation. The second alternative is an application of Location Value Response Surface Models (O'Connor, 1982). It represents the first application of these models for mass appraising in Italy. The third approach introduces the Iterative Location Adjustment Factor. This is a factor which measure the influence of location derived from a mathematical iteration. Empirical results seem to prove the validity of Iterative Location Adjustment Factors in specific context with few observations.     Implementing a multisector public-private partnership to improve urban hypertension management in low-and middle- income countries

    BACKGROUND: Cardiovascular disease presents an increasing health burden to low- and middle-income countries. Although ample therapeutic options and care improvement frameworks exist to address its prime risk factor, hypertension, blood pressure control rates remain poor. We describe the results of an effectiveness study of a multisector urban population health initiative that targets hypertension in a real-world implementation setting in cities across three continents. The initiative followed the "CARDIO4Cities" approach (quality of Care, early Access, policy Reform, Data and digital technology, Intersectoral collaboration, and local Ownership). METHOD: The approach was applied in Ulaanbaatar in Mongolia, Dakar in Senegal, and Sao Paulo in Brazil. In each city, a portfolio of evidence-based practices was implemented, tailored to local priorities and available data. Outcomes were measured by extracting hypertension diagnosis, treatment and control rates from primary health records. Data from 18,997 patients with hypertension in primary health facilities were analyzed. RESULTS: Over one to two years of implementation, blood pressure control rates among enrolled patients receiving medication tripled in Sao Paulo (from 12.3% to 31.2%) and Dakar (from 6.7% to 19.4%) and increased six-fold in Ulaanbaatar (from 3.1% to 19.7%). CONCLUSIONS: This study provides first evidence that a multisectoral population health approach to implement known best-practices, supported by data and digital technologies, and relying on local buy-in and ownership, can improve hypertension control in high-burden urban primary care settings in low-and middle-income countries

    Lax algebras via initial monad morphisms: APP, TOP, MET and ORD

    AbstractThis paper contributes to the algebraization of topology via the theory of monads and lax extensions of monads and their associated lax algebras (see Barr (1970) [1], Clementino and Hofmann (2003) [2], Clementino, Hofmann and Tholen (2004) [4], Clementino and Tholen (2003) [5], Lowen and Vroegrijk (2008) [11], Manes (1974) [12], Seal (2005) [14]). We construct a monad P, a lax extension P¯ and monad morphisms into P from the most important monads as studied in the aforementioned papers such that their lax extensions and their associated categories of lax algebras can be derived from the extension P¯ by initial lifts via these monad morphisms. This provides us with a completely unified way to obtain the categories Top, App, Met and Ord without the necessity to leave the realm of Rel as was previously required in Clementino and Hofmann (2003) [2], Clementino, Hofmann and Tholen (2004) [4] and Clementino and Tholen (2003) [5] in particular in order to obtain App and Met
